It must be some expense to get the cement trucks out there. Steel fabrication not insignificant either. Still, I don't see much here I don't love. But you are right "modest box" and "affordable cabin" are probably misleading terms.
I don't know anything about land costs and locations in NS but here are some listings. You can get in for 10k, but if I want to live in the back woods I could do that in pa, ny, me, ...
It's that waterfront that makes it. No neighbors!?
It's a development. 455 acres. Others will be built, soon enough. I've been there, so I know how long it takes to get there (ages). Beautiful spot.
