just went back and studied the pictures. 1) pull up all carpeting , install replacement flooring. 2) needs interior paint. 3) needs a furnace. 4) chop down weeds. 5) need all (white) new kitchen appliances and Washer and dryer. Plumbing and sewar ? Electrical? Roof looks ok. Make due with existing windows. Put the bathroom Reno in phase two. Add $15 k to first year expenses.
there are no sewers in that town iirc. everyone has septic.
That's what I meant. The sewage management system is of unknown status.
